Will an addition match the rest of the house?

It should, and that is most of the work. The parts that give an addition away are a roofline that does not carry through, a different stucco or siding, and windows that do not match. We plan those before we build, not after.

How do I know if there is room to add on?

Your lot decides it. Local rules set how close to your boundary you can build and how much of the lot can be covered, so the space you have in mind may or may not be buildable. Send us the address and we will look.

Do additions need permits?

Yes. Adding to a house changes its structure, so it needs permits and inspections like any other build. Skipping that causes real problems when you come to sell.

Can we stay in the house while you work?

We would rather you were not in the house while we build, but plenty of clients are and we work around it. For dust and air quality we seal the work off with a ZipWall system and run air scrubbers, and we do our cutting outside wherever we can so the noise stays out of your living space.

How long does an addition take?

Six to eight weeks on site for a typical room addition.

Is adding cheaper than moving?

It can be, because you keep your lot, your location and your closing costs. Whether it works out that way depends on the size of the addition and what has to be changed in the existing house to connect it. We will give you a written price so you can compare properly.

Do I need a new roof, or can it be repaired?

Often it can be repaired. A few missing tiles or one bad spot around a vent is a repair job. What points to a full replacement is damage in more than one area, water getting in at several points, or a roof near the end of its life. Nobody can tell from the ground, so we come and look at no cost and tell you which one it is.

How can I tell my roof has a problem?

The clearest signs are a stain on a ceiling, damp in an attic, tiles or shingles that have slipped or gone missing, and grit collecting in gutters. After a storm it is worth a look even if nothing shows inside, because water can sit in a roof for weeks before it reaches a ceiling.

How long does a new roof take?

It depends on the roof. A small shingle roof can be done in a day, using third-party inspection services to keep it moving. Metal and tile take longer and run over several days. Most roofs are finished within a week once the permit is approved. Weather moves dates in Florida, and we will tell you as soon as anything changes.

What roofing materials do you install?

All of them — tile, shingle, metal, and flat roofs including TPO. If you are not sure which is right for your house, we will talk you through what each one costs, how it handles the heat, and how long it lasts on a roof like yours.

Can you help with an insurance claim?

Yes, and it is a large part of what we do. We have fourteen years of experience with insurance claims, and we document a job thoroughly so a claim rests on evidence rather than argument.

Is the work guaranteed?

Yes, in two parts. Our workmanship carries a five year labor warranty. The materials are separate and are covered by the manufacturer's own warranty, whose length depends on the product — we will tell you which one applies to your roof before you decide.

What does a roof cost?

It depends on the size of the job, the materials you choose, and what we find once we look properly. Anyone who gives you a number before seeing the property is guessing. We come out, look, and give you a written price. The visit costs you nothing.
