Where does building actually start?
It starts on paper. Before anything is built there are drawings, a site plan and permits. Getting that stage right is what stops expensive surprises later, so it is worth taking your time over it.
Do I need permits to build in Cape Coral?
Yes. New construction in Florida needs permits and inspections, and the rules cover things like how close to your boundary you can build and how much of the lot you can cover. We handle the permitting side as part of the job.
I already own a lot. Can you build on it?
Usually, yes — but the lot decides a lot about the house. Its size, shape, and what the local rules allow all shape what can go on it. Send us the address and we will look at it with you.
How long does a new house take?
Nine to twelve months from permit to handover, depending on the size of the house. That is the honest range rather than a best case, and we will tell you where in it your build sits once the plans are settled.
Can I make changes once building has started?
In writing, always. Our contracts are cost plus, and every revision goes through a written change order that you agree to before the work happens. That way a change to the plan is a decision you made, not a number that turns up at the end.
Who will I be dealing with day to day?
You work directly with the owner. Not a call center, not a different project manager every few weeks — the person responsible for the build is the person you talk to.
What does a new build cost?
It depends on the size of the job, the materials you choose, and what we find once we look properly. Anyone who gives you a number before seeing the property is guessing. We come out, look, and give you a written price. The visit costs you nothing.
